Delray Villas Plat 1 (DVP1)

Each unit\home shall be for the sole purpose of a single family. Rental of the second bedroom is prohibited, with the exception of a family member.

There shall be at least one (1) resident that is age 55 or older. No person(s) under the age of sixteen (16) is permitted to reside more than 60 days per year.

No pets allowed in excess of twenty (20) pounds at maturity. Limit of one (1) dog or cat per household. Dogs must be leashed at all times when outside. You MUST pick up after your dog. Cats MUST be kept indoors – they are not permitted to “roam” through the community (day or night).

Unit/home cannot be rented or leased for at least three (3) years after closing.

Any landscaping changes must be approved in writing by the Committee before commencing projects. This includes, but is not limited to, planting or removing trees. Contact Landscaping Committee for a list of approved trees.

Any architectural changes to the outside of the residence must be approved in writing by the Architectural Committee before commencing projects. This includes, but is not limited to, exterior painting, roofs, driveways and door/window changes.

Garbage cans and recycling bins should not be seen from the street, except on collection days. Trash/recycling can be brought to the street the day prior to collection after 5:00 pm. Please be mindful of your neighbors and remove your containers from the street in a timely fashion on trash collection day.

No commercial vehicles shall be parked overnight. No boats, RV’s or trucks (over ½ ton) are permitted. NO PARKING ON THE GRASS. NO OVERNIGHT PARKING ON THE STREET.

Only propane or electric BBQ grills are permitted – CHARCOAL GRILLS ARE STRICTLY PROHIBITED! Grilling should be done in the back of the residence.

Your home should not be used for business or commercial purposes.

A Delray Villas (DV) sticker should be displayed on each vehicle.

If you or your visitors have a motorcycle, please be mindful that this is a residential community of older adults. Do not rev up the motor while in the development. Motorcycles must be parked in the driveway.

Each residence is entitled to two (2) fobs for entry to the Recreation Center buildings. Each residence is entitled to one (1) key for entry to the DVP1 satellite pool, which is located at 14312 Campanelli Dr. Fobs and pool keys are to be obtained from the seller at closing. (Renters will obtain the fobs and keys from homeowner/landlord).

Your yard light should be on from dusk to dawn, for security purposes.

You are responsible for the upkeep of the exterior of your unit/home. This includes your driveway, patios, and mailbox. Your mailbox should be Post Office standard height, and in good condition.

DVP1 monthly newsletter is called The Voice.

Your HOA monthly maintenance assessment fee is due on the 1st of every month. A late fee will be assessed if received after the 25th of each month. Special Assessment fees, if any, are also due on the 1st of every month, with a late fee charged if not received by the 25th of each month.

DVP1 is a non-gated community, however, there is a Palm Beach County volunteer civilian patrol car that observes the area.

At closing, each new homeowner will be responsible for paying a non-refundable Capital Contribution, which will be equal to six (6) months HOA fees. This is in addition to your normal monthly HOA maintenance assessment fee, and/or any Special Assessment.

DVP1 does not have sidewalks, therefore, pedestrians and vehicles share the roads. PLEASE OBSERVE THE 15 MPH SPEED LIMIT AT ALL TIMES!

At this time, DVP1 is a self-managed community. Therefore, we rely on community volunteers. Please consider volunteering your time and talents to this community. DVP1 HOA Board meetings are held on the 2nd Wednesday of each month, unless otherwise posted.
